From San Jose out to Gilroy, the valley runs hot and dry from May to October, then takes its whole year of rain in a few loud storms. Tile tracts, postwar ranchers and Eichler flats all live here, and each one fails in its own way.
The Peninsula, along the fog line.
The Peninsula lives on the fog line. Mornings are damp, afternoons are mild, and the difference between a roof that dries out and one that never quite does is a few blocks of elevation.

The East Bay is two climates stacked together. Cool and damp near the water, hot and dry over the ridge, with mapped fire zones running the length of the hills where a roof must be Class A rated.
