A tear off throws nails, felt and broken tile everywhere. We protect what sits below, haul debris out as we go and run a magnet across the ground before we leave. Your only souvenir should be the roof.
Local codes, weather and HOA rules
Every city here inspects differently, and plenty of neighborhoods add HOA rules on top. We build to what the code asks, what the inspector checks and what the board approves, in materials that suit this climate.

The Bay Area is gentle on people and hard on roofs. Knowing what the weather does here, and when, is half the trade.
Winter does its damage in bursts. Weeks of driving rain find every worn valley, cracked tile and lifted flashing at once, which is why the first big storm fills every roofer's phone.
